This article is intended as a guide to the typical accommodation rental prices for people considering moving to and living Phnom Penh, Cambodia on a long term basis. The rental prices I quote are in US dollars and are relevant to 2011 prices.

The properties I describe in the following article are based on relatively decent housing accommodation and not the type of accommodation peasant or working class Cambodians live in, which of course are very basic and would not normally be suited to those from abroad. A returnable deposit of one to six months of the monthly rent is always required by the landlord.

A basic room suitable for single occupancy.

An unfurnished room of approximately twenty five square meters, with a small toilet and shower room in a block of similar rooms with a parking area and security for the block. The rooms will not have a kitchen area so cooking is accomplished using a small camping stove on a preparation table. There would be running water, electricity supply and normally a cable TV connection.

Accommodation rental.

$55 to $60 per calendar month

A basic room suitable for double occupancy.

A sightly bigger single room of around thirty five square meters with similar features and facilities to the above but with a kitchen and sink area within the room.

Accommodation rental.

$70 to $80 per calendar month

A basic apartment suitable for double occupancy.

Accommodation in an apartment block with a living area and a separate bedroom, toilet and shower area. There would be a space for cooking and washing but often not as a separate kitchen, Running water, electricity and cable TV connection would be available. These types of accommodation are rented either furnished or unfurnished. Communal parking areas and security are usually available.

Accommodation rental.

$120 to $130 per calendar month unfurnished

$150 to $180 per calendar month furnished

A shop house suitable for multiple or family occupancy.

Shop houses are the standard housing for many Phnom Penh Cambodians. The buildings are normally two stories high to a particular design and located in a terrace of similar type buildings.

Half the lower floor consists of a large single area which can be used as a shop or as living space. It is the two full stories in height to help keep the room cool. The back of the shop house comprises of two floors with a small living room which can be used as a bedroom, a separate toilet and a kitchen area at the rear on the ground floor. The stairs lead to a single bedroom with another toilet and shower room and a large window overlooking the main shop or living area. Running water, electricity and cable TV are provided. There is often a small outside yard at the back suitable for rubbish containers etc. The front of the shop houses are secured by a sliding steel door running the full width of the property. These would normally be let unfurnished and parking can sometimes be difficult. Security guards are not provided.

Accommodation rental.

$200 - $300 per calendar month in sub urban areas however the rental will rise to to up to $500 or more per calendar month if the shop house is located in a busy or very busy shopping location

A villa suitable for family occupation.

A detached villa with an enclosed small, secured, garden area to the front in a similar design to a western style villa. The layout of the villa would consist of an entrance hall which doubles as the main living area, a small room used for a bedroom or other purposes, a separate kitchen area and a downstairs toilet. Stairs lead to the the second floor which would have two bedrooms and another shower and toilet. Most of these properties are let furnished however new builds are normally supplied with basic furniture or unfurnished. Ceiling fans are installed and in some cases air conditioning. Security guards are not provided.

Accommodation rental.

$350 - $400 per calendar month unfurnished

$400 - $450 per calendar month furnished

$450 - $500 per calendar month unfurnished with air conditioning

$500 - $600 per calendar month furnished with air conditioning.

A larger, recently built detached house for family use.

These types of houses are normally located within an enclosed residential area patrolled by security guards. The design of the houses are very westernized and are built to a high, modern standard. Typically they will be of two stories with three or four bedrooms and a bathroom on the upper floor. The lower floor will comprise of an entrance hall, a dining room, living room, a kitchen and downstairs toilet. Air conditioning is usually available to all rooms. This type of accommodation is a fairly recent introduction to Cambodia so will tend to be new builds or no more than five years old. If the house is being let by a previous owner then it will normally be rented furnished. If the construction is new and the let is by a building company or corporation then they will be unfurnished.

Accommodation rental.

$800 - $1000 per month previously occupied and furnished.

$700 - $900 per month for a new build unfurnished.

The accommodation rental prices are a mean average of what you can expect to pay but of course like all housing rental prices they can be considerably higher or lower depending on the area you reside in and the facilities provided nearby.
